Please be aware there are a number of real estate inspectors offering to perform these complex inspections that do not have the proper building code credentials. The first question you need to ask when you are talking to an inspector is to confirm they are Multi-code certified by the International Code Council in all phases of residential inspection.
If they do not have all four basic residential code certifications you will not be receiving a proper or complete inspection.
With respect to Fees, it's important to understand it is not possible for me to compete with generic real estate inspectors nor even multi-code certified inspectors due to my demand and additional credentials.
When you are comparing fees against the small number of multi-code certified inspectors out there you will find that based on my credentials my fees are actually reasonable.
The second most important credential behind code certification is my credential as an International Code Council Certified Residential Building Contractor. That credential is extremely important as it is the culmination of over 30 years of building experience.
This credential is used on every single inspection to determine compliance with locally established standards of workmanship both at the time of a Pre-Drywall inspection and during a Final inspection just before closing. That becomes particularly important during Final inspections when there are potential disputes with the builder regarding poor workmanship and cosmetic deficiencies.

Final Building Inspection
The inspection I perform is a hybrid inspection that offers a full performance based inspection on the systems with the home in addition to a final check for code compliance.
As an ICC certified Residential Building Contractor, I also provide discretionary comments and guidance on cosmetic issues that may be non-compliant with industry and locally accepted levels of workmanship.
