    A real estate inspector that is not Multicode certified (Building, Electrical, Plumbing and Mechanical) simply does not have the credentials nor the experience to provide any useful purpose on a Pre-Drywall stage inspection.



  • Master Code Professional vs. Master Real Estate Inspector

    A number of real estate inspectors are advertising to be "Master Inspectors". This is an easily earned designation received from a real estate inspectors Association NOT recognized by the International Code Council.  This designation has NO relationship nor comparison to a Master Code Professional designation issued to a building code inspector through the International Code Council.  A Master Code Professional certification is only awarded after the code inspector successfully secures approximately 30 building code certifications.  This process typically requires several years to complete.

  • How do I know if my Inspector is Code Certified?

    Please visit the ICC International Code Council database and you can search your inspectors credentials

  • What do you offer on a Final Inspection that a Real Estate Inspector does not offer ?

    First and foremost, Glen provides a code compliance inspection on the home. He will also be providing a performance-based inspection (how things are actuallly working ) on the home in addition to a review of the home with respect to general workmanship utilizing his nationally recognized ICC Certified Residential Building Contractor credential.

  • Can we attend the inspection ?

    Yes.  You are encouraged to attend if possible. You will be given an arrival time to meet with Glen at the end of the inspection to discuss his findings, become educated on the concerns and ask any questions you may have prior to departing.

  • How long do Phase Inspections take

    This is completely dependent on the size and complexity of the structure but in general a typical range is approximately one hour for each 1500 ft.² of size.

  • When will I get my report?

    Reports typically are emailed to the client within 24 hours. Occasionally more complex inspection reports may take 48 hours.

  • Will the builder be obligated to fix any concerns you find ?

    Unfortunately the answer is NO.  However, as one of the most experienced, credentialed, respected and accurate inspectors in the country, builders are typically receptive and responsive to Glen's findings.  On the other hand builders are non-responsive to the majority of any findings found by general real estate inspectors related to code compliance and/or structural concerns.

  • What about fees ?

    Glen's inspection fees are dependent on the location of the home (which dictates if a travel fee applies), the size of the home, the number of stories, the complexity of the design and the type of inspection Glen is performing.  Regarding fees, it simply isn't possible for Glen to have a pricing structure competitive with a real estate inspector that has a fraction of his credentials and knowledge.
