New Construction Phase Inspection Services
Pre-Drywall Phase Inspection
As a Master Code Inspector, Glen Davis Inspector provides Code Certified 3rd party Pre-Drywall Phase Inspections for buyers, investors and a few select builders in the Austin, Georgetown and surrounding areas. These Phase inspections occur just prior to the installation of insulation and sheet rock, giving the builder time to make any necessary repairs prior to advancing to the next stage of construction.
These can be complex inspections that require a significant amount of skill and experience to be able to condense the issues into an understandable format. Glen has that experience and ability. His reports are written in a detailed and user-friendly format, free of typical complex code jargon. This allows the builder, their subcontractors, and Glen's clients the ability to easily identify and understand the areas of concern noted in his report.
Final Phase Inspection
Glen also offers Code Certified Final Phase inspections when the builder can confirm the home is fully ready for inspection. This requires having all utilities connected (electric, water and gas meter). In addition, all the appliances and equipment must be pretested by an applicable subcontractor, to allow Glen to safely test each system's performance.
The Final Inspection is first and foremost a Code Compliance inspection based on the
International Residential Code 2018
and the
National Electrical Code 2017. Glen will also provide a performance-based inspection on the home similar to a traditional real estate inspection that occurs on a home for resale. Glen may also provide additional comments on general workmanship issues utilizing his
ICC International Residential Building Contractor
certification.

Utilizing credentials as a Nationally Certified Builder, Master Code Professional, Certified Building Official and as a certified Mediator, Glen offers consulting services to attorneys, homeowners, builders and investors involved in residential construction disputes. Glen also provides consulting and expert witness services to attorneys on real estate purchase related disputes involving Inspectors, Realtors and Brokers.
